Buyer’s Pre-Closing Check List

  • Contact a mortgage lender to obtain a preapproval letter to see what is your buying power.  We work with experienced lenders on a regular basis and can provide you with recommendations if needed.
  • Decide what your housing needs and wants are to determine what types of homes you should be considering in your price range based upon your prequalification.
  • Become familiar with the costs associated with purchasing a property such as the earnest money deposit, home inspection, pest inspections, appraisal fee, credit report fee and closing costs.  We together with your lender can help estimate those costs for you.
  • Look for your new home!
  • When we find an acceptable home, we will write up an offer.
  • We negotiate the best price and terms on your behalf.
  • Once the offer is accepted, we open escrow depositing your earnest money deposit with the named escrow company.
  • Submit loan application with all necessary documents that is required by your lender.
  • We help you set up your home inspections, including termite and possibly others such as radon or mold.
  • Review the inspection report(s) and prepare a buyer repair request.
  • Negotiate repairs to be made and complete due diligence.
  • Review CC&Rs and Bylaws, if applicable.
  • Reserve a date with a reputable moving company.
  • Call utilities two weeks before closing.
  • Review title documents including the commitment for title insurance policy.
  • Provide any additional documents lender requires to complete the underwriting process from inception to approval.
  • Appraiser gives value of home.
  • Loan Commitment received confirming loan is approved.
  • Give insurance company escrow information.
  • Sign loan documents at title at least three (3) days prior to the closing date.
  • Provide certified check or wire transfer to title company for cash required to close.
  • Lender sends mortgage funds to title.
  • Deed is recorded by County Recorder’s office.
  • Keys are given to your new Home!
