Buyer’s Pre-Closing Checklist

Congratulations on your decision to buy a home!  Call Julie Antunes at 480-225-0007  to help during this fascinating time.

  • Contact a mortgage lender to obtain a pre-approval letter to see what is your buying power.  We work with experienced lenders regularly and can provide you with recommendations if needed.
  • Decide your housing needs and wants to determine what types of homes you should consider in your price range based on your prequalification.
  • Become familiar with the costs of purchasing a property, such as the earnest money deposit, home inspection, pest inspections, appraisal fee, credit report fee, and closing costs.  Together with your lender, we can help estimate those costs for you.
  • Look for your new Home!
  • When we find a good home, we will write up an offer.
  • We negotiate the best price and terms on your behalf.
  • Once the offer is accepted, we open escrow, depositing your earnest money deposit with the named escrow company.
  • Submit a loan application with all the necessary documents that your lender requires.
  • We help you set up home inspections, including termites and possibly others such as radon or mold.
  • Review the inspection report(s) and prepare a buyer repair request.
  • Negotiate repairs to be made and complete due diligence.
  • Review CC&Rs and Bylaws, if applicable.
  • Reserve a date with a reputable moving company.
  • Call utilities two weeks before closing.
  • Review title documents, including the commitment for a title insurance policy.
  • Provide any additional documents the lender requires to complete the underwriting process from inception to approval.
  • The appraiser gives the value of a home.
  • Loan Commitment received confirming loan is approved.
  • Give insurance company escrow information.
  • Sign loan documents at title at least three (3) days before the closing date.
  • Provide certified checks or wire transfers to the title company for cash required to close.
  • The lender sends mortgage funds to the title.
  • County Recorder’s office records the deed.
  • Keys are given to your new Home!
