The Rock, centerpiece of this amazing getaway, but no ordinary boulder. KT Palmer wrote that he could stand on this boulder and count 500 saguaros without even turning. The closest neighbor was 5 miles away. Take some chairs up on the rock and you may find this perch is your favorite place for sunset and city light views! Backing up to the lake and 4th hole at the Estancia Golf Course. A potential home will have wonderful views of Pinnacle Peak, the golf course, even city lights, in the higher and clearer air above Phoenix! Trapped rainwater in basins was even used as a bathtub by settler KT Palmer. The water runs down in cracks and grows remarkable mosses and lichens. See the next photo! A property that comes with a seasonal 15 ft. waterfall, and a dramatic variety of landscapes. When it rains, your property sprouts its own waterfall over the granite monolith and into a verdant pool of water. Near the optimal building area on this unique property. Look closely at the large boulder. Originally, a protected area as boulder easement 3, but now slated to be released by the City of Scottsdale to allow building a dream home in the area, and bordering the stunning Estancia lake on the # 4 hole. Astonishing location that borders Estancia golf course lake and hole number 4. Imagine a home buiilt with view of city lights, Pinnacle Peak and the gorgeous golf course! This lot is a microcosm for what we love about the West.. .views, secret canyons, hiking trails next to a verdant lake! Large area gives you and your architect lots of creativity in the design of the home and the estate. You could even wind a picturesque drive through the rocks to the home. Its a Legacy property that will impress. If Ansel Adams had seen this Scottsdale property for sale, even he would be intrigued! The KT Palmer ranch property, one of the area's most historic parcels. Put some color into your life. This land is ready for a famous home! Major architects have walked the site and are ready to design your dream home, reached through a dramatic road through the rocks. This image edited for lighting. The big view. From everywhere on the property, the majestic rocks of Pinnacle Peak, a view that attracted K.T. Palmer to the property in the early 1930s. One of Scottsdale's most popular parks is on the peak. The property looks much like it did in 1933, when acquired by KT Palmer, who fell in love with the dramatic territory and wrote a book about it, and even raised his family for 27 years! And he would never imagine, it would back up to Estancia's gorgeous golf course lake on hole 4! Forces of nature were at work to create this picturesque and striking fifteen foot high rock wall on the West side of the property. Can you imagine this cliff even has waterfalls coming off it when it rains! This is a favorite area called "the grotto" and is near the entrance of the property. Carefree co-founder KT Palmer found this parcel in 1933, raised his family and wrote a book about it. Bordering Estancia, with cliffs, seasonal waterfalls, and this large area on the Northeast has plenty of room for a home or horse facilities. Sunset splashes colors on the ancient granite boulders, weathered thru millions of years. And when it rains, this is a waterfall! The driveway would be on the left of this granite feature, traveling toward the Estancia golf course and a spectacular building area on the NorthEast. How many land parcels have a book written about them? K.T. Palmer's story in over 350 pages, has the story of the property, its history an many anecdotes over his 27 years there, raising a family. One of Scottsdale's most unique and historic parcels, part of the K.T. Palmer Ranch. He co-founded Carefree and picked this property back in the 1930s. Area landmark so visible from all parts of this picturesque parcel. Pinnacle Peak rises above some of the most expensive and fancy homes in all of Scottsdale. There are remarkable trails open to the public as well. On the side of the massive granite monolith, the grotto area picks up water seeping through cracks, and grows an astonishing display of lichen and thick moss. Nurtured by water trapped in cracks above, thick moss and lichen grow on the North side of the rocks, defying Mother Nature's heat, even in the summer! 27777 N 95th Street, 1, Scottsdale, AZ 85262 The easiest way to access a building area would be to follow anatural trail along the North property line and cut into the homesite area on the NE part of the parcel. There are no large rocks to contend with or protected desert plants in that area. Since horses are ok, what a great setup for a small picturesque ranch as well. Stunning natural scenes everywhere you look. Here's late afternoon sun casting long saguaro shadows in your own private park. A natural rock basin filled with water sits on the cliff of the property. Paths thru the rocks are amazing and exciting to explore, Hiking trails that could be established among the ancient rocks would rival that of any recreation area! KT Palmer and his family would haul water up to a rock depression and use it for a bathrub. Recent rains filled this one. Note the lichen and weathered colors on the granite rocks Like owning your own park, there could be a myriad of trails through the boulder groupings. Yes, its dry in our Arizona sun, but check out some of the other photos to see when its running. What a multi-faceted property! A true grotto, with water falling into pools with a 15 ft. drop, and thick moss growing on the rocks. A registered and capped well on the property. Reports say water was found at 60 feet One of Scottsdale's most unique land parcels with dramatic boulders, suggested building area on the NE part, and bordering the lake and4th hole of the Estancia Golf Course! Large weathered granite rocks are throughout the property and provide dramatic highlights throughout. In his book 'For Land's Sake", KT Palmer said he had never seen such large and mature cactus as on his ranch property. When purchased in 1933, the closest neighbor was 5 miles away and Palmer had to build a road to access the property! National Geographic described this upper Sonoran desert as the "most beauful desert in the world. In the Palmer book, he described standing on the rock and counting 500 saguaros without even having to turn! After rains, you'll find water collecting in basins on the rock. A tough hedgehog cactus was even able to root and grow in the residual soil that gathered there. The Palmer family use to carry water to some ofthe smaller basins and use it as a bathtub. Hand-made walls are found on the property where KT channeled some of the water runoff. Mother nature did an admirable job in crafting this dramatic land. Cliff ledges were the favorite place for K.T. Palmer, who had a picnic table near this site where he prepared food and enjoyed the view. One of the early kitchens used by the owner on a picturesque boulder ledge. Site of the hogan and a nice building area! Palmer hired a Chinle Navajo to construct an authentic hogan, when they used for years. It was showing its age and was later removed for safety. Horses are ok for the property and perhaps this would make a super place for a small stables. Rare photo of the hogan on the property. As was traditional, the door faced east and the roof was open so you could have fires inside. It later was used just for storage and then fell into disrepair. The Navajos wouldn't sleep in it as they siad it had not "been property blessed." Level and cleared area would make a perfect location for a secretive and very private casita, artist's studio or retreat structure. Looking from near the border with Estancia, toward the West, showing the open areas on the Northeast part of the parcel that could be optimum homesite locations. Always a favorite place for picnics and relaxing, beneath the cliffs of the granite overhang. This giant wall is near what would be the entance to the property. In his book "For Land's Sake", owner K.T. Palmer said he could stand on this cliff and count 400 saguaros without even turning around! That was back in the 1930s, but you will still be impressed by the stature, health and size of the giant saguaros on the property. From the lake and fourth hole of Estancia Golf Course, you can see the property looking West, and always spot the imposing granite monolith rising out of the Earth. K.T. Palmer had constructed walls on various parts of the property to channel water. You'll see part of the free-standing garage in the background. There's enormous plant growth over the wall, and some suspect there may be a Spring on the property near there. Water pockets like this fill with rainwater and provide drinks for the wildlife in the area. Rain flows off the large granite surface and tumbles 15 feet over the cliff. Running water has left stained dark stains on the granite, over eons. There are several large and flat cleared areas on the Southwest part of the property, near where the hogan was constructed. it was as a popular gathering area for Palmer and all his guests who would come out and visit them on Sundays, to enjoy the trip and unspoiled desert. Horses are ok and this could perhaps be a place for a stable or barn? Sunset on the saguaros. There can be no better landscaping than this, provided by Mother Nature. This showcase would be near the entrance. Solidly-built structure used by Palmer. it could serve as an artists studio or a variety of uses. Or could be removed. Fairly level area nearthe NorthEast portion of the property, perhaps suited for a home with dynamic views of Pinnaacle Peak. And its near the capped well head. Here's that level area again, level with the large boulder rocks, and closer to the Estancia golf cours. Amazing granite landform in a photo taken midday, to capture the natural color of the rock. A closer look, taken above the lake, of the 4th hole of the Estancia Golf Course with Pinnacle Peak in the background. Estancia has long been the top address in Scottsdale in this area,, And owning the Palmer ranch makes you a neighbor! 27777 N 95th Street, 1, Scottsdale, AZ 85262 27777 N 95th Street, 1, Scottsdale, AZ 85262 27777 N 95th Street, 1, Scottsdale, AZ 85262 27777 N 95th Street, 1, Scottsdale, AZ 85262 27777 N 95th Street, 1, Scottsdale, AZ 85262 27777 N 95th Street, 1, Scottsdale, AZ 85262 27777 N 95th Street, 1, Scottsdale, AZ 85262 Large single boulder you see is easement 2, which will be released by the city of Scottsdale, expanding the possible building envelope. It would also allow a trail from the main house to go down to the hogan site, if that is built on. Here's a closeup of boulder easement number3, soon to be released. Nice level area in front of it that could be incorporated into a feature of the property. Stunning area ringed by awesome rocks near the possible building areas. Historical "shoe rock" on the property. The rock has a number of small depressions that the Palmer's used to bath in when they filled with water, and he wrote about it in his book! The Northeast portion of the property has a multitude of potetial building areas, from KT Palmers shop North. The well is located right in that area. Note Estancia's golf course lake on the right.

Be sure to watch the video tour of building suggestions and driveway location. The city of Scottsdale has just released boulder easements 2 and 3. These spectacular rock groupings now greatly expand the available building area for a home and estate. The large rock is still protected as boulder easement 1 and a new boulder easement 4 is now in place, but will not affect any building plans on the main homesite. KT Palmer's original hogan site is also available for a casita, artist's studio or other structure. Please note, Estancia accepts both resident and non-resident members and offers golf and social memberships. This property could be a perfect site for a home using the concept of "rock engineering," the fitting a home into a site so it looks like it belongs there. Perfected by architect Gerry Jones, who taught extreme terrain building at Taliesin for 17 years. Carefree and N. Scottsdale have some astonishing examples of homes like this, such as Boulder Reign, featured in two major movies, or the Boulder House. Watch the short video that's up on MLS on Building tips. Well registry number: 55-803595. Well is registered under parcel 216-85-055. "A" was not included as a clerical error. This will be corrected in escrow. There is also a City of Scottsdale water line on the Westend of the property. Owner has a choice or using the well, or hooking up to the water line, but can't do both.
